Listing Agents PLEASE

I went today to show a past client some rentals, as they have been a victim of lenders not responding to short sale offers. Their home, with a very fair offer, has not recieved a response on the short sale offer they received, and now they are looking for a home to rent.
They were interested in 3 rentals in Tempe. So I met them at the first rental, new to the market- to our dismay- no lockbox-why?. So we went to the next possibilty, on a “non MLS” lockbox that is jammed and we could not get the key to view the home. As a reminder, it is Sunday and 110 degrees outside- thanks listing agents.
We were able to view the third home, nothing special, and of course no pictures on MLS. We certainly learned why after viewing the home.
Is there not a fiduciary duty when you list a home, for sale or for rent!! Should prospective tenants or buyers be able to view the homes. Do your clients really want to sell or rent the homes? From my experince today- I guess not.

Then we wonder why Realtors have such a bad reputation. This sort of reckless marketing and lack of respect for not only the showing Realtors but to sellers/rental owners and prospective buyers/tenants is more common then not, no matter the price range.
@Artur- I just shake my head and wonder why. I was lucky I was showing to a friend that understood, but when it is a new client, they tend to think it is my fault. Turns out the house with no lock box is not available to rent- so why was it in MLS?
I was receiving so many times a comment: please don’t send listings with no pictures, that I stopped sending them to anyone, unless I know it will be a great home/ area. Or no description.. just instruction how to submit an application. on what basis one could decide if it is worth to drive there? Frustrating. But the worst was happening to me couple months ago. I was showing mainly lenders owned homes or short sales and either there was a note on the door: please don’t show our home today (apparently they wanted to waste my time and decided not to call)or no key in the lbx or: I am knocking on the door, a person answers and says, yes but. the house has been sold.Active still on MLS. By one of the busiest agents. others never called me back. I had an impression that half of the agents quit and went to “real”jobs
without taking care of their inventory. .. hmm. I’m kind of venting here.
@Joanna-Vent anytime :)- it is very frustrating, I called on another rental the other day and never heard back- sure makes you wonder-worse than the banks on short sales-ha
