Lead Based Paint-Phoenix Real Estate
May 4th, 2008 categories: Disclosure
I was watching Extreme Makeover Home Edition and the story tonight is about a family taking in foster children, and they find the house has lead based paint and when the kids where tested they found evidence of lead based paint in their systems. Scary!!So I thought I would do a little research on Lead Based Paint poisoning.
From the EPA website
“Lead is a toxic metal that was used for many years in products found in and around our homes. Lead also can be emitted into the air from motor vehicles and industrial sources, and lead can enter drinking water from plumbing materials. Lead may cause a range of health effects, from behavioral problems and learning disabilities, to seizures and death. Children six years old and under are most at risk”
The most common source of lead poisoning is lead based paint. Other sources include contaminated dust and soil.
Additionally, if a home with lead based paint starts peeling and falling to the ground, those surfaces can become contaminated.
In Phoenix, all homes built before 1978 require any evidence or knowledge of Lead Based Paint to be disclosed. Homes built prior to 1960 may have a higher concentration lead based paint (as high as 50% lead by weight) than those built between 1960 and 1978.
Removing lead base paint can be an expensive and extensive procedure. You cannot just paint over lead paint as it will seep through.
Paint chips, dust, and paint removal wastes containing lead will likely be regulated as hazardous waste and must be collected for disposal.
If you suspect your home may contain lead based paint- call a professional for an evaluation and recommend abatement procedures.
