These Phoenix Real Estate Market Statistics are for single family homes. Currently there are 10547 Phoenix homes for sale. Inventory is up slightly- compared to May 2008 where there were 10479 active listings at the time the post was written.
The number of sold homes and pending sales remain flat. The current absorption rate of Phoenix homes for sale is about 10.7 months.
For the month of June there were:
- New Listings: 2821
- Pending Sales: 1251
- Sold Homes: 983

The average sales price of Phoenix homes continued in a negative direction, which was not unexpected with the number of Phoenix foreclosures. The average sales price fell 9.2% from May 2008.
Phoenix Real Estate- List Price vs Sold Price June 2008
The list price/sale price for the month of June was 4.42%, which means that, on average, homes for sale in Phoenix sold for 4.42 % under the asking price.

Short Sale vs Foreclosure-Selling your home in Phoenix

I get ask from potential Phoenix home sellers that have to sell their homes- which is worse- a short sale or a foreclosure.
Both will impact your ability to purchase a home in the future. There are some very important changes coming as Fannie Mae has announced changes that will be in affect starting August 1st 2008.
You cannot purchase a home under the following guidelines and time frames using Fannie Mae Conventional financing:
- Chapter 7 bankruptcy; 4 years
- Chapter 13 dismissed; 4 years
- Chapter 13 discharged; 2 years
- More than one bankruptcy filing in the past 7 years; 5 years
- Pre-Forclosure (short sale of home); 2 years
- Deed in lieu of foreclosure; 4 years
People with foreclosures will have the following restrictions placed on them:
- 5 year time period from completion date to finance or refinance without taking cash out a primary residence with a minimum of 10% down and a credit score of 680.
- 7 year time period from completion to finance a second home or investment property.
- 7 year time period from completion to take cash out of a refinance on any property regardless of occupancy type.

Monsoon Season and Fridays Where’s Waylon

Monsoon season officially began on June 15th- last year the powers that be decided we needed an official start date for the Monsoon season-why not sure? But the start of the Monsoon season beginswhen we have 3 consecutive days of 55+ dewpoints. So on Wed and Thurs- at my house, we saw wind, a bit of rain and dust.
So with tempatures up- Waylon is hot and so this edition of Where’s Waylon- he is trying to cool off. It is hot in Arizona, and please remember to keep your pets hydrated and in a safe cool environment.

People helping People

This is kind of real estate related, but really about helping others that you may or may not know. I got an email from Max Chirkov from ibsteam.net- asking for help for a fellow Realtor/Blogger stricken with a condition called:
Guillain-Barre Syndrome: (GBS) (pronounced “ghee-YAN bah-RAY”) is a rare nervous system disorder that results from nerve damage caused by the body’s own immune system, usually in response to an infection or other illness. GBS causes muscle weakness, loss of reflexes, and numbness or tingling in the arms, legs, face, and other parts of the body. It can even progress to complete paralysis. GBS is the most common medical cause of paralysis that develops over days to weeks.
The internet provides us with a wealth of information and social media connects people across the country. We may never meet the people we twitter with, or IM- but you do develop relationships with these people that show up in your inbox everyday. So when a call goes out to help another- the internet is a power vehicle to get the word out.
You may not know Charles Richey from Las Vegas, but perhaps you know someone that has been striken with this disease and can offer comforting words of advice for this family.

Foreclosures in Phoenix-Phoenix Real Estate

I get a lot of inquires from buyers looking to purchase Phoenix REO/Foreclosed homes in the Phoenix Real Estate market. I thought it would be interesting to see what the percentage of available listings in the Phoenix Real Estate market that are foreclosures. Here are the numbers in each of the East Valley cities. The data is for single family homes.

As you can see- the outer lying areas of Queen Creek and Maricopa have been the hardest hit, but the number of Phoenix foreclosed homes is about the same as Maricopa and Queen Creek. Scottsdale is showing the least amount of foreclosures as you might expect. Where’s Waylon- June 20, 2008

With the very high temperaturesin the Valley (114 today), Waylon and friends, Jesse and Apollo, spend a lot of time inside, sleeping. This is where I find my dog
s, most of the day. If you are curious, Bloodhounds snore!!
They play at night when the temperature is much more tolerable.
If you have pets, make sure they are inside during the heat of the day and that they have plenty of cool, clean water.

Neighbors taking back their Neighborhoods-Phoenix Real Estate

I am hearing and reading more stories about neighbors in subdivisions throughout the Phoenix area- banding together to try and combat the problems of the foreclosure crisis.
Homeowners in Queen Creek have formed a HOA Congress to try to combat problems such as overgrown weeds, green pools and vandalism.
Another friend of mine who lives in Skyline Ranch have already worked out a plan to keep the yard manicured for a home that is most likely the result of a “Buy and Bail”
In my sisters neighborhood of Mesquite Grove Estates located in Gilbert- one resident and pool builder, is taking the initiative to drain abandoned pools that pose a health hazard for his family and neighbors.
I just received an email from a co-worker asking for information where to get the fish that eat mosquito larve- the residents are willing to place the fish themselves if needed. The City of Chandler is using a mosquito fish, not native to Arizona, that will eat up to 50 to 100 larve a day.
The City of Chandler is urging people that live near homes that have been abandoned or pools that aren’t being maintained to call code enforcement at 480-782-4320.

Phoenix Real Estate- Living in Ahwatukee

If you are not familiar with Ahwatukee, it has something for everyone. Active Adult communities, Starter homes and beautiful Custom homes with breath taking views.
The Active Adult area features and a terrific Rec Center- my Mom lives in the Active Adult community and participates in the annual play that the ARC puts on every year. You can also enjoy water aerobics, lawn bowling, monthly trips to local casinos and much more.
If you are a family looking to raise your family here, Ahwatukee has great schools. The Kyrene School District has always been one reason family’s are drawn to this area, it was one of the reasons I chose to live here when my children were in elementary school.

One of the nice things about Ahwatukee is there is plenty of shopping and restaurants. One of my family’s favorite restaurants is Ruffino’s -great Italian food and you can also reserve a limo for your ride home!!
